All properties rented out after 1st October 2008 will be required to have a Energy performance certificate when tennant            change and also all Properties marketed will need certificate as part of the Home Information Pack. (HIP)

The Energy Performance Certificate  (EPC) gives a building a current rating from A to G based on its energy efficiency                 'A' rating shows it is very efficient, meaning lower fuel bills, while 'G' is inefficient, meaning higher fuel bills. The EPC also shows the building's environmental impact, by indicating its carbon dioxide emissions also using ratings 'A' to 'G'                       

The EPC ratings are based on factors such as building size, age, construction, heating, lighting and insulation  and include recommendations to improve the building's rating and cut carbon emissions and fuel bills and indicating the Potential rating's should all these recommendations being implemented.
The Energy Performance Certificate can only be issued by a qualified Domestic Energy Assessor (DEA) or Home Inspector.
